Our Standard Tenant Assessment Service provides a simple to understand report and is suitable for applicants where the employer's and previous landlords references are not required.

The Standard Assessment Service includes the following:
* Predictive credit risk score indicates tenants’ financial stability
* Linked Address, Identity & Fraud Information. The following questions will be answered in your report regarding your potential applicant with an overall assessment conclusion:

Has the applicant been located at the current address supplied?
Has the applicant been located at the previous addresses?
Are there any un-declared Addresses?
Are there any adverse records at alternative or linked addresses?
Is the applicant’s Date of Birth Confirmed?
Has information other than the Voters Roll been used to establish residency?

* Public Information
This section of your report will show any County Court Judgments (CCJ’s), Decrees and other court information registered over the last six years in the applicant’s name. Such information remains on credit files whether or not the underlying debt is satisfied or repaid, unless cleared in full and notified to the court within 28 days of the court action. Assessment conclusion will be provided.

Our Comprehensive Tenant Assessment Service provides a simple to understand report:

Using the applicant's supplied personal details we perform a check with a leading Credit Check Bureau. A credit risk score is provided for the applicant with an accepted or declined conclusion.

The Credit Report supplied by our Credit Bureau also considers and provides the following additional detail:

* Linked Address, Identity & Fraud Information. The following questions will be answered in your report regarding your potential applicant with an overall assessment conclusion:

Has the applicant been located at the current address supplied?
Has the applicant been located at the previous addresses?
Are there any un-declared Addresses?
Are there any adverse records at alternative or linked addresses?
Is the applicant’s Date of Birth Confirmed?

* Affordability / Rent
Your report will also indicate if the applicant can afford the rental amount, based upon earnings provided by the applicant. These earnings will have been verified by taking references from the applicant’s Employer, accountant or pension provider or other supporting evidence. Previous Landlords reference will also be obtained where applicable.

Children (Under 18)
We also ask the applicants to indicate if they have children under the age of 18 who will be living with them at the property.

Rent protection products
Additionally, our comprehensive assessment satisfies the referencing requirements for a range of rent protection products (see our insurance section for further information).
